Quoting for building inspectors

Building inspections are sold as a fixed price per inspection, set by the kind of report and the size of the house: pre-purchase, timber pest, a stage of construction, a dilapidation report. The buyer wants the price, the date and the turnaround before the afternoon is out. Quote Desk sends all three in writing, with an accept button, from the car park of the last job.

What gets in the way for building inspectors

Buyers on a deadline

A buyer with a contract to sign is ringing three inspectors in an hour. The first written price, with a date and an accept button, is often the one that gets booked. A quote sent from the car beats a call-back that evening.

What the report covers

Buyers tend to assume an inspection covers everything. The note is where you name the kind of report and the parts of the property it leaves out, such as a roof space with no safe access or the outbuildings.

Size, travel and add-ons

A fifth bedroom, a property an hour out, a timber pest inspection on top: each one moves the price. Lines on the list for each, picked as needed, show the buyer what moved the number.

Report turnaround

A same-day report and a next-day report are different prices for the same inspection. Put the faster turnaround on your list as its own line, so the buyer chooses it, and pays for it, on the quote.

A worked example

Building inspector work, with Quote Desk

Think of a fictional sole inspector, Brolga Building Inspections. Price list: pre-purchase building inspection, house up to four bedrooms $450 each; timber pest inspection booked with a building inspection $200 each; larger house $120 each; travel beyond 40 kilometres $90 each; same-day report $100 each; dilapidation report $550 per property; stage inspection during construction $380 each.

A buyer emails on a Tuesday morning asking for a building and timber pest inspection on a four-bedroom house before the end of the week. The inspector is on another job, so he forwards the email to his enquiry address and builds the quote in the car park. Quote this: building inspection x1, timber pest x1, travel x1, same-day report x1. The note says the price includes GST; the inspection is booked for Thursday morning with access through the agent; the report is emailed the same day; the roof space and subfloor are inspected where they can be reached safely; the inspection covers the house and garage, not the outbuildings or the pool. Total $840. The buyer accepts ten minutes later.

Quote Desk does not book the time or write the report. The accepted quote is the record of the price and of what the inspection covers, which is what matters if anyone asks later what was included.

A builder then asks for frame and handover stage inspections on a new house. One quote, stage inspection x2, with a note naming the two stages. Total $760, accepted once.

Questions from building inspectors

Can a buyer accept the quote and pick the inspection time?

The quote records the price and what is included. Agree the time in the note or on the phone; Quote Desk does not do bookings or calendars.

Does Quote Desk tell me what a report has to include?

No. It sends the lines and the note you write, and checks nothing against the rules for inspections. Check the licence requirements in your state.

Can the agent or a solicitor see the quote?

The quote goes to the buyer's email, and they can forward it. Whoever has the link sees that one quote, and nothing else in your account.

How many building inspectors are on Talk of the Trade?

As of October 2026 the directory has 51 ranked lists of building inspectors, with 378 businesses listed in Victoria, 252 in Queensland and 245 in New South Wales. Quote Desk is separate from those listings.
